Things to Do
Are there restaurants nearby?
Yes! Bradley Beach has several restaurants and cafes within walking distance. Asbury Park (15-minute walk) has dozens more options including Porta, Pascal & Sabine, Talula's, and the boardwalk food scene.
What is there to do with kids?
The beach and boardwalk are the main attractions! There's also mini golf, the Asbury Park Boardwalk arcade, Jenkinson's Aquarium (20 minutes), and many ice cream shops. Rainy day options include the Jersey Shore Museum.
Is there nightlife?
Asbury Park has excellent nightlife with live music venues (The Stone Pony, Asbury Lanes), great restaurants like Porta and Pascal & Sabine, and waterfront dining. Bradley Beach itself is quieter and family-oriented.
Where are the grocery stores?
There's a Stop & Shop about 2 miles away (5-minute drive). There's also a smaller convenience store in walking distance, and Asbury Park has a Cookman Avenue Farmers Market on Sundays in summer.
What if it rains?
Each bungalow has streaming TV, board games, and WiFi. Nearby indoor options include Jenkinson's Aquarium, Ocean County Mall (20 min), and Asbury Park has shops, restaurants, and the Paramount Theatre for shows.
What about festival weekends like Sea.Hear.Now?
Asbury Park's Sea.Hear.Now festival lands in September, and Bradley Beach makes a great base for it. See our Sea.Hear.Now page for how the weekend works from here.
Amenities & What's Included
Do the rooms have kitchens?
Yes, all bungalows include fully equipped kitchens with refrigerator, stove, oven, microwave, dishwasher, coffee maker, and all basic cookware and utensils.
Is there air conditioning?
Yes, all bungalows have central air conditioning and heating for year-round comfort.
Is there WiFi?
Yes, all bungalows have high-speed Verizon FIOS WiFi included at no extra charge.
Are linens and towels provided?
Yes, we provide all bed linens, bath towels, and beach towels. Beds are made and ready when you arrive.
Do I need to buy beach badges?
No, beach badges are included with your stay! We provide 2 beach badges and 2 beach chairs per bungalow.
Is there a washer and dryer?
Yes, every bungalow has its own in-unit washer and dryer. Starter laundry pods are provided.
Do the bungalows have TV?
Yes, each bungalow has a smart TV. You can log into your own Netflix, Hulu, or other streaming accounts.
Is there outdoor space?
Yes! Each bungalow has its own outdoor table and chairs in our shared gated courtyard - private from the street but shared with fellow guests. There's also a fire pit and games in the common courtyard area.
What comes stocked in the kitchen?
Every bungalow has a full kitchen with cookware, dishes, utensils, and the basics to get you cooking. Grocery stores are minutes away for everything else.
Can I rent bikes or extra beach gear?
Yes. Our partner Beach Bum Bikes rents cruisers and beach gear nearby, and Surf Village guests get partner perks. See the Partnerships page for the current deals.
Is there somewhere to keep bikes and beach wagons?
Each bungalow has its own private outdoor space and the courtyard is gated, so most guests keep bikes and wagons there overnight.
How many beach badges come with my bungalow?
Two badges and two beach chairs per bungalow. Extra daily badges are sold at the beach entrance, and if a badge goes missing, message us right away so we can sort out a replacement.
Do you provide umbrellas, coolers, or wagons?
Chairs and badges are included. For umbrellas, coolers, wagons, and bikes, our partner Beach Bum Bikes rents everything nearby and gives Surf Village guests partner perks.
Are there guest discounts at local businesses?
Yes. The Village Network is our set of local partners, from bikes and yoga to food tours and parasailing, with perks for Surf Village guests. See the Partnerships page for current offers.
Booking & Check-In
When is check-in?
Check-in is at 4pm. We'll send you detailed arrival instructions 3 days before your stay with parking information and door codes.
When is check-out?
Check-out is at 11am. Late check-out may be available for an additional fee if no guests are checking in that day-just ask!
Is there a minimum stay?
Yes, we have a 1-week minimum stay during peak summer season (typically Memorial Day through Labor Day). We may accommodate shorter stays and weekend bookings during the off-season.
How much is the deposit?
We require a 50% deposit to hold your booking, with the remaining 50% due 90 days before your first night. Cancellations 91+ days before check-in are refundable minus a 10% fee. Cancellations 61-90 days before check-in are 50% refundable. Cancellations less than 60 days before check-in are non-refundable.
What is your cancellation policy?

Can I book online?
Yes! You can check availability and book directly through our website. We also accept inquiries via email at team@bradleysurfvillage.com or phone at (848) 895-3312.
Can I check in early or check out late?
Sometimes, depending on that day's turnover. Message us a day or two before your stay and we'll let you know what's possible. Standard times are 4pm in and 11am out.
What forms of payment do you accept?
Credit and debit cards, plus ACH bank transfer for longer stays. Everything runs securely through our booking platform.
Do I need to submit anything before check-in?
One quick thing: Bradley Beach requires an occupancy report for every rental stay. It takes two minutes at bradleysurfvillage.com/occupancy, and we'll remind you before arrival.
When do winter rentals open?
We start taking winter rental applications (October 1 through April 30) in late June. See the Winter Rentals page to get on the list early.
How do I check availability for specific dates?
Every bungalow page has a live calendar with instant pricing, and the homepage search checks all nine at once. If your exact dates are taken, the widget suggests the next open windows, and short gaps do open up when plans change.
When does next season's calendar open?
Full-season guests get first pick for Memorial Day through Labor Day, then the nightly calendar opens to everyone. Our email list hears about both before anyone else.
Can you hold dates for me before I book?
We can't hold dates, but we can do the next best thing: get a quote on any bungalow page and click to email it to yourself. We honor that quote for 5 days while you decide.
Should I book direct or through Airbnb and Vrbo?
You'll find us on the platforms, but booking here gets you the best rate and first pick of bungalows, with no platform service fees. Same bungalows, better math.
Family & Groups
Is Surf Village good for families?
Yes! Surf Village is extremely family-friendly. Our bungalows have multiple bedrooms, full kitchens, washer/dryers, and we're a short walk from the beach. The shared courtyard is great for kids to play.
Do you have cribs or high chairs?
We have a limited number of pack-n-plays available on request (no charge). Please request when booking. We don't have high chairs, but they can be rented locally.
Which bungalows are best for young kids?
Bungalows 1, 2, and 4 are popular with families with young children. Bungalow 2 has a fun bunk bed + trundle setup that kids love.
Is the beach crowded?
Bradley Beach is much quieter than nearby Asbury Park or Belmar. Even on summer weekends, it's easy to find space on the beach. Weekdays are particularly peaceful.
Can I rent multiple bungalows?
Absolutely! Many families and friend groups book 2-3 bungalows together. Just mention in your inquiry that you'd like to book multiple units and we'll do our best to place you near each other.
Can we book the entire property?
Yes. Groups book all nine bungalows for reunions and wedding weekends, with room for up to 40 guests across the village. Reach out through the contact page and we'll plan it with you.
Do you have an accessible or no-stairs option?
While all bungalows are ground level, there are a few steps up into each unit.
Location & Parking
How far is Surf Village from the beach?
Surf Village is located a short 4-block walk (about 5 minutes) from Bradley Beach and the boardwalk. You can easily walk to the beach multiple times a day.
Is there parking?
Yes, free street parking is available right outside. It's plentiful in the area and rarely full, even during peak summer season.
Can you walk to Asbury Park?
Yes! Asbury Park is about a 15-20 minute walk north along the boardwalk, or you can take a quick 5-minute drive. Many guests enjoy the scenic boardwalk walk.
Do I need a car?
Not necessarily. Bradley Beach is very walkable with restaurants, cafes, and shops within walking distance. However, a car is helpful if you want to explore nearby towns like Asbury Park, Spring Lake, or Point Pleasant.
What's the nearest airport?
Newark Liberty International Airport (EWR) is about 45 minutes away. Other options include JFK in New York (about 1.5 hours) and Philadelphia (about 1.5 hours).
How do I get in when I arrive?
Arrival is self check-in. We send door codes and parking instructions before your stay, so you can go straight to your bungalow and drop your bags.
Is there an NJ Transit station nearby?
Yes. Bradley Beach has its own NJ Transit station on the North Jersey Coast Line, an easy walk from the property. You can day-trip to New York without touching your car.
What is the property address?
506 Brinley Ave, Bradley Beach, NJ 07720. One block from downtown, four blocks from the sand, between Asbury Park and Belmar.
What's the best way to reach the team?

Policies
Do you allow pets?
Yes, we welcome one small dog (under 25 lbs) per bungalow for an additional $150 fee. Dogs must be house-trained, non-aggressive, and cannot be left alone in the bungalow. No cats, please.
Can I smoke at the property?
Surf Village is a non-smoking property. Smoking (including vaping) is not permitted inside the bungalows or anywhere on the property.
Can I bring extra guests?
Each bungalow has a maximum occupancy based on the number of beds (shown on the bungalow page). We do not allow additional guests beyond the stated maximum for safety and comfort reasons.
Can I have a party or event?
No, parties and events are not permitted. Surf Village is a quiet, family-friendly property and we ask all guests to be respectful of neighbors and other guests.
Are there quiet hours?
Yes, we ask that all guests observe quiet hours from 10pm to 7am. This is a residential neighborhood and we want to be good neighbors.
Are taxes and fees included in the price?
Tax is included in all pricing, and we never charge resort fees. The total you see is the total you pay, aside from the optional pet fee.
Can I have visitors or overnight guests?
Daytime visitors in small numbers are fine if you clear them with us first. Anyone staying overnight must be on the reservation and within your bungalow's maximum occupancy.
What are the occupancy limits for each bungalow?
Bungalows 1 through 4 sleep up to 6, Bungalows 5, 6, and 9 sleep up to 4, and Bungalows 7 and 8 sleep 2. The limits are firm; they keep every stay comfortable and safe.
During Your Stay
When does my door code start working?
At check-in time, 4pm on your arrival day. Your code comes with the arrival instructions we send before your stay, so you can go straight to your bungalow.
Where is the digital guestbook?
At bradleysurfvillage.com/guestbook. It covers house info, check-out steps, parking, and our favorite local spots for food, coffee, and beach days.
Can I schedule a mid-stay cleaning?
Yes, especially for longer stays. Message us and we'll set up a time that works and confirm any cost up front.
How do I report a maintenance issue?
Text 848-895-3312 or email team@bradleysurfvillage.com with your bungalow number. We're local, so urgent problems like A/C in July usually see someone the same day.
Winter & Longer Stays
Can I tour a bungalow before renting for the winter?
Yes. For winter and mid-term rentals we're happy to walk you through in person. Message us and we'll set up a time.
What lease lengths are available?
Anything from a month to the full winter season, October 1 through April 30, at special off-season rates. Occasionally a bungalow opens a little earlier in the fall, so ask about your dates.
How do I apply for a winter rental?
The application is on our Winter Rentals page. It asks about your dates, unit size, and situation, and we follow up quickly, usually the same day.
Are pets allowed for winter rentals?
Same policy as short stays: one small dog under 25 lbs with a pet fee. Mention your dog on the application and we'll plan for them.
